Self and custom housebuilding is wide and varied, from projects where individuals build and manage the construction of their own home, to developments where the homeowner decides the layout and design of the property, but the home is built by others.
The Council holds a register for people who are interested in self and custom build. This information is used to show the level of demand for this type of housing in the Borough.
The Council has secured outline planning permission for the construction of 4 self-build plots on land at Sea Lane in Stubbington. If you are interested in these plots, the frequently asked questions below is a good place to start, as this may help answer any initial questions you have. If you would like further information, please email HousingStrategy@fareham.gov.uk.
When will the plots be available to buy?
An indicative timetable can be found below. Please note that some elements of the process to make the plots available for sale, are outside of the Council's control, and whilst every endeavour will be made to meet the target delivery dates, there is a risk delays may be incurred.
Stage | Indicative Date | |
---|---|---|
1 | Sale of garden land | July-Sept 2024 |
2 | Procurement process to appoint contractor to undertake access works and install services | Sept-Dec 2024 |
3 | Demarcation of plots, access works completed and services installed | Jan-Feb 2025 |
4 | Plot prices determined. Marketing of plots begins | Spring 2025 |
5 | Plot reservation to sale completion | Summer 2025-Winter 2025 |
6 | Completion of access road | TBC |
How will the plots be marketed for sale?
The plots will be marketed on the open market via a local agent. There are no plans to allocate them, or to apply any specific eligibility criteria. However, we will take into account the ability of prospective purchasers to proceed with a sale, and deliver a completed self-build property at the site, alongside the value of any offers made.
Will services be provided to the plots?
It is our intention to provide services to the plots (electric, water), to demarcate them and to construct an access road and shared drive before the plots are marketed.
Will I be notified when the plots are being marketed for sale?
If you are already on the Council's self and custom build register and you've indicated you'd like to know about self-build opportunities in the Borough, then you will be notified when marketing commences for this site.
How much will the plots be sold for?
At this stage we are unable to give an indication of plot prices. This will be guided by the advice of the marketing agent and/or surveyors on behalf of the Council.
You may be able to build your understanding of likely costs/values of self-build plots by researching others that have been marketed or sold in the Fareham area. Recent examples (not by the Council) include some larger plots in Greenaway Lane, Warsash.
